Welcome to the new year. Our first Product Roundup of 2025 starts with a new search filter in Spain...
Idealista has introduced a seasonal rentals filter to its search platform.
The new search filter (available on the app and website) allows users to find the rental adverts that best suit their needs. Those looking for a home will now be able to filter between long-term and seasonal rentals. Users can save these searches and also receive notifications for new published adverts.
A blog released on Idealista's website said:
Seasonal rentals continue to increase their relevance in the real estate market, as a result of the successive policies that are pushing this phenomenon. In fact, according to idealista data, in the third quarter of this year [2024], the supply of seasonal rentals tripled compared to the same period in 2019, rising by 232%.
Idealista recently closed the acquisition of second-home portal Kyero for an undisclosed sum.
Boligsiden, Denmark's leading real estate marketplace, has introduced pre-market listings.
Under the 'coming soon for sale' tag, Boligsiden says:
In this list, you can see homes that the brokers have just received and will soon put up for sale. If you are looking for a home in an area with a lot of activity, this list can give you an advantage in the hunt for your dream home.
Associated listings will not include photos, however, they will include information about the size of the home, the number of rooms and its expected sale price.
At the time of writing, Boligsiden has circa 210 properties under the 'coming soon' tag.
SeLoger Neuf, the specialist new developments segment of the French real estate marketplace SeLoger, says it can double the visibility of new build projects via its Boost Social Immo program.
Boost Social Immo leverages social media website visits as a redirection target for new projects, enabling developers to reach a qualified audience around the web.
After a successful pilot with professionals in the second-hand market, the hard launch of Boost Social Immo in the new-build market will allow developers to boost the visibility of program ends and avoid stock accumulation; promote pre-sale programs to preview new launch programs; and promote ongoing programs that need sales acceleration.
According to an internal study by SeLoger, 66% of developers are already investing in social networks like Facebook and Instagram, and 28% want to increase their budget allocated to these platforms. However, developers felt a lack of familiarity with social media advertising and the time to optimise their efforts.
Barthélémy Nevot, Sales Director of SeLoger Neuf, said:
"As a leading portal for new real estate, we felt it was necessary to offer our developer clients an effective solution to maximize their visibility on social networks by benefiting from the qualified audience of SeLoger Neuf, without requiring additional management.
"Boost Social Immo combines 3 major assets: visibility; quality of contacts thanks to unique targeting of the SeLoger Neuf audience; and ease of use. And the result is there—doubled visibility and 20% more buyer leads."
The Russia-based real estate marketplace Cian has unveiled a new advertising campaign aimed at highlighting an "easy way to a transaction" for homebuyers, realtors, and developers.
Somewhat resembling a Public Service Announcement, the campaign advises and educates buyers in Russia about “12 ways to save” on purchasing a new-build property for homebuyers and “5 ways to attract” more buyers for realtors and developers.
Cian advises buyers to research and take advantage of incentives including discounts, promotions, instalment plans, special programs, and gifts from developers. Certain buyer groups such as young families, IT professionals, and rural residents will also be eligible for government-subsidized mortgages.
For realtors and developers, Cian will offer a 10% discount for listing on its portal, premium promotional packages, and detailed reviews of new developments to boost visibility and engagement.
The campaign’s commercials are already airing on Russian TV, and starting January 1, digital and outdoor advertising will expand the campaign's reach.
Japanese real estate portal operator Lifull Home's (homes.co.jp) has linked its core property database with AI system, MiraiE.ai to develop a way of predicting the probability of vacant houses being sold and their fair valuation.
There are no current estimates for the number of vacant houses in Japan. However, according to a forecast released by Nomura Research Institute in 2017, approximately one in three properties in Japan will be vacant by 2033.
Lifull Home's had approximately 28 million real estate data points from across the country.
The national and local governments will use MiraiE.ai to combat vacant houses and promote their circulation. MiraiE.ai has been confirmed to have an accuracy of 92% in predictions five years from now, and its future use is attracting attention.
MiraiE.ai was developed by data specialist Microbase. The company has a wide range of geographic information, data, and technology, as well as a wealth of knowledge and track record and is using these to develop and release several new services. Lifull Home's added its own real estate data to support the development of MiraiE.ai.
The UAE-based real estate marketplace Bayut says it removed 43,155 property listings in the second half of 2024.
Meanwhile, the portal says usage of its verification tool, TruCheck, went up 235% year-on-year from Q3 2024 to Q3 2023.
TruCheck verifies listings to ensure their authenticity and identifies fake and duplicate listings.
Fibha Ahmed, vice president of property sales at Bayut, said:
"Advanced algorithms and verification processes enable us to meticulously scrutinize each listing to confirm its legitimacy and weed out fraudulent content.
"In the past six months alone, we have removed 43,155 listings in Dubai, eliminating a substantial number of inaccurate listings."
