Latin America: QuintoAndar introduces GenAI-powered search and pricing tools

Brazilian real estate giant QuintoAndar has added two generative AI features: a price comparison tool and a refined property search.

The pricing tool, QPreço, cross-references QuintoAndar’s database with publicly available information on homes in different regions. QPreço grants users access to average rental and sales prices of similar properties in the area, as well as estimated expenses such as housing tax and service charges.

QPreço shows users a visually appealing judgement on whether a property is fairly priced, with 'green' representing great value for money and 'yellow' and 'red' for average and above average costs.

Larissa Fontaine, CPO at Quinto Andar, said:

"The tool uses real data—such as carried-out transactions, public records, and thousands of active advertisements on Grupo QuintoAndar’s platforms—to offer comprehensive, contextualized analyses. All to help owners make informed decisions about property pricing. For tenants, this also translates into greater security and transparency."

Meanwhile, the Brazilian portal has launched a text-and-voice search tool for users to refine their property search.

Leveraging listing descriptions and advanced image analysis to deliver precise results, the new tool allows users to tailor their searches on the company’s app using voice or text-based commands, specifying such details as “open-plan kitchen” or “wooden floor” to filter results.

"For the first time, users can describe their dream home as naturally as talking to a friend," added Fontaine.

 

Europe: New MLS launches in Russia

Samolet Plus has launched Russia's largest multi-listing system (MLS) with over 400,000 listings.

More than 3,000 real estate agency offices have already connected to the MLS from Samolet Plus, including almost 1,700 offices of the Samolet Plus network.

Any real estate agency can use and place advertisements in the MLS after passing accreditation and verification by the Topnlab platform—the real estate IT ecosystem on which the database operates.

The company says the cost of the development and launch of the service reached RUB 350 million ($3.9 million).

 

Bulgarian real estate marketplace Imoti.net adds AI-based virtual home redecoration tool

The Bulgarian real estate portal Imoti.net has launched its AI-powered “redesign” feature, allowing users to virtual redecorate properties in over 20 different styles.

Users can transform interior and exterior space using the tool, including layout modifications and updated furnishings. The AI is able to process photos in real time, considering spatial dimensions and the architectural characteristics of the property to create realistic renderings of what a property could be.

 

Asia: Dubizzle enforces Broker License Numbers on all listings in Abu Dhabi

Dubai-based online marketplace Dubizzle will now require all realtors to show their Broker License Number (BLN) on every property listing in Abu Dhabi or face the risk of the property being delisted.

Without a valid BLN, realtors will be unable to post new listings, and their existing listings will be removed, according to the company.

This follows a directive from the Abu Dhabi Real Estate Centre, which "is mandated with strengthening Abu Dhabi’s reputation in the global real estate market."

 

51Home launches affordability-focused down payment matchmaking tool

The Chinese marketplace operator 5i5j (51Home) has added a down payment search tool to its app, using AI algorithms to shortlist properties with down payments that are within the homebuyer's budget.

In China, the minimum down payment for a buyer's first and second homes is 15%, the lowest it has been since 2017.

The new feature allows users to filter by affordability in one click, the company said, removing unaffordable properties to save buyers time and effort.

 

United Kingdom: Zoopla partners with JLL on a three-year deal

Zoopla has signed a new three-year deal with JLL to support its far-reaching ambitions for 2025 which include driving more high-quality valuation leads and increasing its volume of applicants.

JLL is a leading global provider of real estate and investment management services and will continue to benefit from the property website’s suite of products with Zoopla’s Weekly Featured Properties driving particularly strong results for JLL in 2024; including a 49% increase in views.

JLL will also leverage Zoopla’s training to ensure it drives maximum ROI from its Zoopla membership. This includes providing bespoke training on ZooplaPro to admins, managers and assistant managers.

United States: Zumper launches 'Reelz' social media marketing tool

American rentals marketplace Zumper has launched a generative AI social media video feature called Reelz, part of the firm's Amplify Social solution that automates digital marketing efforts on popular social media channels.

Property managers can now leverage AI-powered video content to engage renters and elevate their community’s social media presence.

Zumper says Reelz takes property marketing to the next level "by introducing dynamic, AI-supported videos tailored to each community’s unique features."

A statement from Zumper said:

Reelz uses a property’s existing, high-resolution photography and AI-generated scripts, captions, and hashtags, to create editorial videos that highlights community amenities, apartment features, and key selling points. The videos are fully customizable, allowing properties to incorporate logos, photography, music, branded hashtags, and more.

Zumper also stated:

This expansion has allowed property owners and operators who partner with Zumper to cut down on the number of service providers they need by streamlining their marketing efforts into a single, all-in-one platform that consolidates multiple services. Africa: Morocco-based Avito launches standalone portal

Moroccan horizontal marketplaces Avito has launched ImmoNeuf, a dedicated real estate marketplace.

ImmoNeuf already has over 150,000 real estate listings and access to circa 250 off-plan developments nationwide.

Avito—not to be confused with the Russian marketplace operator also named Avito—is a subsidiary of Frontier Digital Ventures.

 

Egyptian launches state-backed MLS real estate marketplace

The Egyptian government has launched the Official Egyptian Real Estate Platform, based on the Multiple Listing Service (MLS) system.

The new marketplace, officially launched last week, will serve as a marketplace for all real estate stakeholders, including buyers, sellers, real estate agents, developers, financial institutions and government entities.

The website states:

The Official Egyptian Real Estate Platform is the official real estate portal of Egypt, launched on February 13, 2025. It aims to facilitate the buying, selling, and renting of properties while providing reliable information for investors and users. The platform offers a wide range of residential and commercial properties, as well as land, with advanced search and filtering options based on location and property type.

A new MLS system will verify and monitor all listings and data to ensure validity and accuracy, while only verified properties will be available for purchase.

The Egyptian government says the launch will step up the nation's strategy of attracting domestic and foreign buyers and investors.
